Conference “Real Estate and Construction in the Baltics 2017”

RMS forum, a department of Riga Managers School specialising in organising international conferences, invites you to the international conference Real Estate and Construction in the Baltics 2017: markets, development, prognoses. The conference will be held in Riga on 10 March 2017.

The real estate market closely relates to political and financial processes because real estate objects are also investment objects. These objects are in great demand when times are uncertain and unstable. Presently, one reason for upset to investors from the EU and USA is sanctions imposed on Russia.

This year, Sorainen will be represented at the conference by partners Lelde Laviņa and Jānis Taukačs.

Lelde will give a presentation on construction reforms including opinions about investors’ recommendations and builders’ joint and several liability.

Jānis will present the topic “Tax planning in real estate transactions” covering the following issues:

  • tax options and risks in shopping centre transactions,
  • consultants exaggerated company transfer risks which the SRS almost believed,
  • state duty on RE transfer is probably unlawful,
  • a planned cadastral value increase almost scared investors away,
  • SLS incorrectly calculated cadastral value by using an amount three times larger, but the overpaid RET was recovered,
  • a developer initially failed to deduct VAT, but the tax was recovered after lapse of the three-year term,
  • Lithuanian SEB lodged a dispute in the Court of Justice on specific grounds of VAT on land,
  • CIT, PIT and social insurance disputes if constructors send their employees abroad.
