Professional highlights

Commercial transactions. I have worked on many commercial real estate deals and advised both sellers and buyers, such as the seller MG Valda on the sale of the Park Town office complex, and the buyer investment fund Orion RE Income Fund I on acquiring the B66 business centre. It is always a pleasure to lead the due diligence process, negotiate the best terms of contracts and assist in closing a deal. My goal is to see both parties happy at closing, because it often means that you will all meet again in other deal.

Development projects. I always find it interesting to advise clients on their development projects that require deep analysis of zoning and planning, heritage protection regulations and other applicable development requirements. These projects require accurate prediction of all steps before a new development comes to life, and identification of risks that might appear. Therefore, the best reward is to participate in the ribbon-cutting ceremony of a development that your client completed in the way it was planned.

Leases. I have helped many clients on leasing different types of objects – from multi-tenant office buildings to sole-tenant warehouses and supermarkets. I have advised on different types of lease structures, including built-to-suit and sale-leaseback, and gained experience working on both sides of the table. Since a lease contract defines the relationship between the parties after signing, I always aim to create a partnership pleasant for both parties, yet am always ready to fight for my clients’ rights when needed.

Experience in the lodging industry. With the upturn in the lodging industry, I gained unique experience in this sector by working hand in hand with hotel developers, hotel managers and major hotel brands. I can advise on any model of hotel ownership and all legal matters in hotel development and hotel operations. In the past two years I have participated in widely known projects such as the first Radisson RED hotel in the Baltics and the first Holiday Inn hotel in Latvia.
