We advised YIT Lietuva on its transaction with EfTEN Special Opportunities Fund, managed by EfTEN Capital, regarding the fund’s investment into a new phase of the residential project Piliamiestis in Kaunas.

YIT Lietuva will act as the project developer and general contractor, while EfTEN Capital will provide financing and contribute to the project’s implementation.

EfTEN Capital is one of the largest real estate fund managers in the Baltic region, managing assets exceeding EUR 1.25 billion and investing in commercial and residential projects across the region. YIT Lietuva is part of one of the largest construction groups in Northern Europe, YIT, and is an active residential real estate developer in Lithuania.

The project will be developed in several phases. The first phase includes the construction of two apartment buildings with 73 residential units and 13 commercial premises, while later phases will expand the quarter with four additional residential buildings. Construction has already started, with completion of the first phase scheduled for Q1 2027.

This transaction reflects a growing trend in the Baltic real estate market – partnerships between developers and investors that enable more efficient allocation of capital and risk, while ensuring the steady development of large-scale projects.
